Some Price Adjustments in Sarasota Area Real Estate! Look for 5% to 10% depending upon the property. Great time to buy during the summer months! Sarasota County is under 6 months of Inventory at 5.2 Months. Manatee County is also under 6 months at 4.6 Months, and Charlotte County is over 6 months at 7.3 Months of Inventory. A Normal (Balanced Market Inventory) is 6 Months.

Now the three County News …….

In Sarasota County. The Closed Sales increased +1.2% in May over the previous month. New Listings decreased -8.5% and the Inventory Level decreased to 5.2 months of Inventory. Remember 6 months of Inventory is considered a Balanced Market. Year to Date Median Price Decreased -0.2% from the previous year. Days on Market increased to 68 Days. Sold Price to List Price decreased to 91.9%.

 Manatee County. The Closed Sales increased +10.4% in May over the previous month. New Listings increased +10.0% and the Inventory Level decreased to 4.6 months of Inventory. Year to Date Median Price Increased +1.6% from the previous year. Days on Market increased to 68 Days. Sold Price to List Price stayed the same at 93.0%.

 Charlotte County. The Closed Sales increased +2.0% in May over the previous month. New Listings decreased -6.8% and Inventory Level decreased to 7.3 months of Inventory. Year to Date, Median Price Decreased -2.5% from the previous year. Days on Market increased to 85 Days. Sold Price to List Price decreased to 90.4%.

Remember 6 months of Inventory is considered a Balanced Market.
